General terms and conditions

bespoke bridgeVat is chargeable at 20% (or such different rate as may be specified from time to time by HM Customs and Revenue) unless otherwise agreed (e.g. listed building, New build)

In the event of the cancellation of a project Stephan Roux Ltd will charge the full value of works completed up to that point. Deposits and stage payments are not usually refundable, but we will always try to be reasonable and fair in this respect.

Our quotation assumes close access and suitable hard standing at the site; for delivery of timber, and for a crane. Soft or made up ground must have sufficient hard-core well compacted into it to allow the safe setting up of the crane. We need to be informed of the location of any drainage runs, cesspools etc., liable to damage by heavy machinery. Power cables must be moved or made safe before erection begins. Space will be required around the site for timber prior to assembly. It is the client’s or his representative’s responsibility to ensure that access to the site is suitable for these machines. The cost of the crane is included.

We assume supply of water and electricity unless you tell us otherwise.

The timber in a Green oak frame will shrink once completed. The gentler the drying process, the better it will be for your frame. Please remember that beams will move and develop splits during drying. If in any doubt look at some old frames to gauge how your own will appear once it has settled in. We are able to give further advice on this.

It is the client’s or his representative’s responsibility to ensure the accurate setting out and construction of plinths, post feet pads, etc. Stephan Roux Ltd will clearly state the dimensions of the completed frame in our workshop drawings. These should be checked. If inaccuracies or errors occur in the masonry, once the frame erection begins, we are unable to stop to make changes, unless additional costs can be agreed in writing with the client.

Our frame drawings represent an agreement between the client and Stephan Roux Ltd as to the style and extent of the framing work to be carried out. The client or his representative to ensure they meet requirements should study them carefully. Late changes can be very difficult. Stephan Roux Ltd reserves the right to charge for alterations where it can reasonably be shown to have increased the costs.

Any quotation supplied by us is valid for three months and subject to revision thereafter.

It is the client’s and/or the builder’s responsibility to take insurance cover for the timber and the frame as soon as it is delivered to site. This is due to the fact that site conditions and security are beyond the control of Stephan Roux Ltd

We do not recommend chemical treatment of our Green Oak frames, as the timber is durable.

We cannot be held responsible for any water staining to the green oak frame. We recommend that you allow for cleaning at the end of the job.

It is our normal practice to take photographs during and upon completion of any work we are contracted to do. In addition we may use these photographs (unidentified address) in subsequent publicity. If the use of photographs in publicity is not acceptable please inform us in writing.

These terms and conditions will be incorporated into any contract between the client and Stephan Roux Ltd unless agreed otherwise. Terms strictly 14 days from invoice date.

  • All timber is from sustainably managed forests.
  • All curved braces are from air-dried stock to reduce movement.
  • All oak will be supplied with a planed surface. This insures a much tidier finish, tighter joints and easier surface to clean at the end of the job. The frame will also receive one coat of “Deks Olje” oil, which gives a dramatic effect on the appearance, and is beneficial in slowing down the rate at which the exterior of the timber loses its moisture so the surface cracking is reduced.

During the site phase the frame inevitably sustains some marking and may also get wet, causing water staining (though the oil should prevent any large staining). Therefore once enclosed the frame may need to be cleaned and another coat of oil applied. This is not included in the price.

  • Simple stop chamfers will be provided on main beams.
  • Included in the quote is a set of working drawings carefully detailing the construction, these drawings will be done when a deposit has been received.

If you accept the quotation I will ask for a 10% deposit with a current signed terms and conditions form. The deposit reserves a place in our production schedule.

Over 90% of the work involved in the fabrication of a green oak frame building is carried out at our framing yard; the assembly on site often requiring only a few days for the carpentry team to complete. For this reason we suggest the following payment schedules. Terms strictly 14 days.

1. Deposit to reserve a place in our production schedule                            10%
2. Stage invoice to cover the cost of the timber once it’s been ordered    40%
3. Stage payment(s) during the workshop fabrication                                 40%
4. Final payment once the frame has been erected                                       10%
